New Year, New Budget Update

Starting January 1, 2026, the monthly co-op fee will increase to $250.

This $50 adjustment is necessary to keep up with rising utility costs, increased taxes, and to make sure we stay on top of our monthly bills and maintain healthy reserves for the future.

If you have any questions or want to chat about it, you're always welcome at our shareholder meetings—held at 3:30 PM.

Thanks for helping keep our community strong!

~A Note From Sandy~

As many of you know, my goal is to retire from the front office on April 30, 2026.

I have truly enjoyed this job and have learned so much over the years!

It’s a bittersweet decision, but I believe it’s time to hand over the reins to someone else. I’ve seen so many come and go—some of whom became very good friends.

I’ll miss the conversations with many of you, but I still plan to walk around the community and attend events, God willing. :)

Thank you to all of you who have made these last 16 years so meaningful to me.

— Sandy

Festive Finds & Friendly Faces!

The annual clubhouse bazaar is happening

Wednesday, November 8th from 10 AM to 2 PM.

Come browse, snack, and support your neighbors! Feel free to invite friends and family.

Got something crafty or creative to sell?

Tables are just $5 to reserve—but spots are limited, so contact the office soon to snag yours!

Now Hiring: Your Next Big Role Starts Here!

Starting December 1, we’ll be accepting resumes for the Office Manager position.

This opportunity is open to shareholders currently living in the community only.

If you're organized, friendly, and a little tech savvy, we’d love to hear from you!

It’s a great chance to stay involved and help keep things running smoothly around here.

Make Room for the Plow Parade!

Heads up, neighbors! When the snow starts to fall, please keep cars off the roads so the plows can do their thing.

Snow parking rules are in effect from Nov 15–Mar 15.

Let’s give those plows room to roll and keep our streets clear and safe!

Thanks for helping make winter a little smoother for everyone!

Chili Champs Wanted!

Think your chili has what it takes? Bring the heat to the clubhouse and join the fun!

• $5 entry fee for chili contestants
• Donations welcome for those coming to taste, eat, and help judge
• Prize awarded for the best-tasting chili

Whether you’re cooking or just coming hungry,

it’s a great way to spice up your Saturday!

Pool’s Closed—Keys, Please!

If you haven’t already, swing by the office and drop off your pool key as soon as you can. Thanks for helping us wrap up the season!

Clubhouse Rental: Just $50 to Keep It Beautiful!

Planning a gathering? Awesome!

Just a quick reminder—the clubhouse rental fee is now $50, which helps cover maintenance and updates to keep the space in great shape for everyone.

We all love having a clean, well-kept clubhouse, so let’s do our part!

Be respectful of the space—any damage could mean higher fees for the community.

Keeping it clean and cared for ensures we can all continue enjoying it for years to come!

Your Voice Matters: Share Your Thoughts with the Board!

Can’t make it to a board meeting but have something on your mind? No problem!

Just jot down your concern, sign it, and drop it in the office box—or give us a call and leave a message. We’ll make sure it gets to the board for you.

Your voice matters, and we want to hear from you!

Late-Night Sightings—Stay Aware & Secure Your Property

Resident cameras have captured individuals riding electric scooters through the park between 1:30–2:00 AM.

It’s unclear whether they’re just joyriding or checking out properties, so please take precautions by securing sheds, cars, and homes.

If you notice any issues, contact the police first, then notify Sandy or Steve.

Insurance Check-In!

When you renew your home insurance, don’t forget to drop off a copy at the front office each year.

A quick stop, a little paperwork, and you’re all set—easy peasy!

Thanks for keeping everything up to date!

Mail Delivery in Progress—Give Them Space, Please!

For everyone’s safety, let’s give our hardworking mail delivery person room to do their thing. Hold off on visiting the community mailboxes until they’ve finished and moved along.

A little patience keeps things safe and smooth for all—thanks for being a great neighbor!

Clean Up After Your Pup, Please!

We love seeing your furry friends around, but please remember to pick up after your dog during walks—it’s not just considerate, it’s the rule!

Neglecting to clean up could result in a citation, so let’s keep our sidewalks and green spaces clean for everyone.

And just a quick reminder—please keep your furry friends on a leash while out and about in the community.

Thanks for helping keep things safe and enjoyable for everyone!

Your Pipes Called – They Said, 'No Wipes, Please!

Keep your pipes happy – only flush toilet paper!

Wipes belong in the trash, not the toilet. If wipes cause a sewer clog, you’ll be footin' the bill!

No Cash, Please!

Cash is a no-go for co-op fees!

But we’re all about those personal checks, money orders, or cashier’s checks.

Keep it simple, keep it secure!

Got a New Phone Number?

Got a new phone number? Let the office know!

You can also double-check with Sandy to make sure she’s got your latest number.

It’s all about safety – we want to be able to reach you in case of an emergency!

Donate Your Gently-Used Paperbacks to the Clubhouse Library!

Got some gently-used paperbacks?

The clubhouse is happy to take them off your hands!

Whether it’s fiction, non-fiction, or your favorite novel, we’ll gladly give them a new home!

Got a New Housemate? Let the Office Know!

Hey shareholders! Got a new housemate? Let the office know!

If they’re sticking around for more than 30 days, they’ll need a quick background check.

Rule 6-F keeps us all in the loop!
